Throughout the State of Florida, each local government adopts its own individual comprehensive plan with goals, objectives and policies to guide future growth and manage infrastructure within its jurisdiction. Commonly, interpreting and amending the text and maps within these local government comprehensive plans is the first step in the land development process. It then adopted land development regulations.

As a local government lawyer who has drafted and interpreted land development regulations for several cities, Ms. Dannheisser has applied that knowledge and experience on behalf of developers, commercial and industrial businesses, often devising creative, custom strategies that produce practical solutions to the most challenging land use issues. Lynn understands the issues that concern most local government and can assist developers to address such concerns and gain development and use approvals in virtually every municipal and county government in South Florida. She also handles public and private clients on an array of environmental regulatory, permitting, due diligence investigations for public and private financing, land use entitlement analysis and construction permitting.

Annexation, Incorporation & Feasibility Studies

The Firm has represented a number of different interests in annexation matters and municipal incorporation issues in Miami-Dade County from challenges on behalf of developers, businesses or efforts on behalf of potential areas desiring incorporation. Lynn has drafted the charters or conducted charter reviews for the cities of Sunny Isles Beach, Doral, Village of Palmetto Bay, the Village of Pinecrest, the City of North Miami. She conducted incorporation and/or annexation feasibility analysis’ for the areas of Tierre Verde and Fisher Island.
